We can shop the staff and assess their ability to lease.  Thereafter, we can train the staff in areas such as greeting, qualifying, how to professionally demonstrate an apartment, closing techniques, follow-up procedures, fair housing awareness, time management, etc.  Additionally, online courses can be recommended to augment the training experience.  One-on-one training is available.

As a neutral party to the financial condition of the asset, APT can assist in assessing the financial performance of the property, provide recommendations on ways to improve revenue, and implement strategies that will increase cash flow on an on-going basis. We have access to benchmark industry standard operating costs nationwide that will help identify areas where improvements can be made.

If your property needs a new image, or is simply in the process of being upgraded, we can assist.  Our years of experience in repositioning properties in various markets has proven to be very successful. We can assist in producing a feasibility study and an entire new marketing campaign to ensure a successful reposition and an increase in revenue stream.

Renovation projects can be very time consuming and draining on the on-site staff.  Now you can allow the staff to concentrate on the day-to-day operations of the property and retain APT to assist you in obtaining quotes, selecting contractors, assisting with selection of interior finishes, appliances, and furnishing.  We can be the liaison between ownership and the contractors. Oversight of contractors will include ensuring they have proper accreditation, insurance, and quality of workmanship, among other things.

The lease-up phase of an asset is a critical time that requires expertise to make it successful. APT ownership has a great deal of experience in implementing successful lease-up programs.  We can assist in overseeing  the entire branding, marketing program, social media advertising, training of staff, implementation of operating procedures, market studies, determining strategic pricing and inventory release, selection of interior finishes in the apartments as well as in the common areas, landscaping, acting as liaison between contractors and ownership as necessary, etc.

A well rounded advertising campaign is key to increasing occupancy. APT can provide a comprehensive review of the property’s website and current marketing and social media advertising programs, and assess the effectiveness of each advertising venue.  Furthermore, we can provide suggestions for improvements whenever necessary and also assist in implementing the necessary changes.

If a marketing plan is non-existent or ineffective, we can assist in creating and implementing a comprehensive marketing plan that is tailored specifically for your property.  The plan can include oversight of a new website design, branding the property, coordinating on-site events to promote the property, advertising on social media, etc.

If your property does not have an operating budget in place, APT can assist in creating a budget. We have access to benchmark industry standard operating costs nationwide. If historical numbers are available for your property, we will compare them to industry standards to determine if they are in line with the property type and its age. If they are out of line with benchmarks, we will identify those line items and provide suggestions on how to reduce expenses wherever possible. Our budgets can be tailored to your chart of accounts, and can be as simple or as comprehensive as your property demands.

It is beneficial to have a neutral party review and assess the systems in place for the property operations.  APT can assist in determining if the procedures in place are the best practices for operating the property.  Attention will be provided to areas such as systems in place for work orders, leasing process, invoicing residents, collection of rents, process for turning units, work schedules, designation of tasks among employees/contractors, housekeeping of tour route, common areas, landscaping, etc.

It is always important to know what your competition is doing.  APT can provide a comprehensive market survey of properties in the area that are comparable to the subject property. This will allow your property to always maintain the advantage in the market.  We will also assist in strategizing advertising campaigns and determining pricing as well as operating policies.  Our market studies are customized to our clients’ needs.
